door renewal contract at Sheddocksley, Aberdeen phase 2 2004
A
working group was formed from members of the local committee to look at
various door types and designs of doors. After looking at various types
the group unanimously chose those designed and manufactured by Hall and
Tawse in their Granitehill Road workshop in
Aberdeen
. The group also chose the door colours, glass pattern
and design.
The
83 properties involved in the contract had a high proportion of elderly
and sheltered tenants. The door sets chosen are made to the highest
standard with the latest espanulette bolt locking system and wide angled
viewers which allow the tenants to see the caller without going up close
to the door. All doors also have a restrictor bar, which allows the tenant
to see and talk to who is calling without giving access.
The contract to install the door sets was won by Chimes who carry out a
large proportion of or maintenance work in
Aberdeen
.
The
contract progressed well with access being arranged to suit tenant’s
requirements and there were minimal complaints about this.
On
some of the sheltered houses external handrails had to be cut off and
refixed to allow access for the doorframes. This problem had not been
foreseen. The frames could have been fitted from the inside but this would
have damaged the tenant’s decoration so we decided against that option.
Some
of the houses had doorbells of different types and some were not working
so we replaced all doorbells not in good condition.
One
tenant had difficulty operating the locking system so we removed the
friction plates and got a turn button instead of a key operated lock for
the front door.
The
feedback from the tenant’s satisfaction sheets has been very positive,
Chimes have swiftly dealt with any problems reported.
The
weather in the past few weeks have been a good test for the doors and
during this period only one tenant reported minimal water penetration.
The
door set was removed and lack of full sealing below the threshold was
found to be the cause.
We
believe that both the supplier and the installer have performed to a very
high standard in this contract and would recommend using both of them in
the future.
